THE “HOT” PERIOD
We have all done it. When you find a property you really like and want to buy it, you ask the estate agent how long has it been on the market? If they say more than 6 weeks, then you think ah ha!! I can probably negotiate on the price. If however the agent says it has just come on the market then you want to make sure you are the first to put an offer on it. KEEP THE FIXTURES NEUTRAL
I strongly recommend you do not use wall paper when dressing to sell - unless you have a very expensive show flat/ house to sell a whole complex. Walls should be off white, but not magnolia nor stark white either. I personally do not like feature walls when staging. It is much easier for the buyer to add their own personality to the property if you give them a blank canvas once they move in. DRESS ALL YOUR BEDROOMS
If you are selling your house or flat as a 3 or 4 or more bed house, then make sure the viewers remember it as that by putting the correct size bed in them. The most recent flat I dressed in SW2 was a compact 3 bed Victorian house. The 3rd bedroom was very narrow and quite long and just had a wardrobe and some shelves in it.
